Standards

The rules this desk works under, written down so they can be used against us.

A standard that only exists in someone's head is a preference. These are published so that a buyer, a developer or a counterparty can hold us to them, quote them back, and point at the clause we broke. They are versioned; when they change, the change is dated.

Independence

1.1 — The buyer pays this desk nothing. Where we are paid, we are paid by the developer, and this is stated on every buyer-facing page rather than buried in terms.

1.2 — We do not accept payment from any professional in return for appointing them to a file.

1.3 — No project is described on the public site until it has been reviewed under section 2. Being an advertiser buys nobody a page.

How a project is reviewed

2.1 — Before a project is published we obtain the title position, the building permit, the corporate structure of the seller and the delivery record of completed work.

2.2 — Legal review is carried out by an independent Turkish property lawyer appointed by us and instructed to act for the buyer.

2.3 — Completed projects are visited. A project whose delivered work cannot be visited is not published as delivered.

2.4 — Where a document cannot be produced, that fact is recorded and disclosed rather than described as pending.

What we publish

3.1 — We publish no ratings, review scores or review counts until real buyers have written real reviews. Until then, the absence is the honest state.

3.2 — We publish no projected returns, yields, growth figures or exit values. Not as ranges, not as typical cases, not as illustrations.

3.3 — Prices are shown as all-in where we show them, with what is excluded named.

3.4 — Every project page names the disadvantages we are aware of. A page with no disadvantages has not been written yet.

3.5 — People shown on this site are real people who consented to appear. We publish no invented staff, advisers or testimonials.

Introductions and capital

4.1 — The capital desk introduces parties and prepares files. It gives no investment advice, operates no fund or vehicle, and holds no client money.

4.2 — We publish no returns, allocations or performance figures in connection with any introduction, and we make no guarantee of any outcome.

4.3 — Conflicts and disclosure. Before an introduction is made, we tell every party in writing who is paying us in connection with it, whether we are paid by more than one side, and any other economic interest we hold in the outcome. Where a disclosure would be commercially awkward for us, it is still made; the awkwardness is not a reason, it is the test. A party who is not told cannot consent, so an introduction that cannot be disclosed is not made. Any referral or introducer arrangement is agreed in writing and disclosed to the client it concerns. We act for the party we have told we act for, and for no one else at the same time without that party's written agreement.

4.4 — We are not authorised to provide investment advice in any jurisdiction, and nothing published by this desk constitutes it.

Correction and complaint

5.1 — If something published here is wrong, write to the desk and it is corrected. Corrections to substantive facts are marked as corrections, not silently edited away.

5.2 — A complaint about the conduct of the desk goes to the founder and is answered by the founder. There is no holding company between a buyer and the person accountable for the file.

5.3 — These standards are versioned. Material changes carry a date, and the previous position is not deleted from the record.
