Introductions, and a clear account of what we are not.
Some conversations that start on this desk are not about buying an apartment. A developer needs funding for a phase; someone with capital wants exposure to Turkish development without becoming a Turkish developer. We sometimes introduce the two. Everything below is about the limits of that.
What the capital desk does
Introduces
Puts a project and a source of capital in the same room, with the file already reviewed to the same standard as anything else on the desk.
Prepares the file
Title, permits, structure and delivery record, assembled and readable, so the first meeting is not spent asking for documents.
Discloses
States in writing, before the introduction, who is paying us and what our interest in the outcome is.
What it does not do
This list is not modesty. It is the boundary, and we do not step over it.
No advice
We are not authorised to give investment advice in any jurisdiction, and nothing here is investment advice.
No fund
We do not operate a fund, a vehicle or a syndicate, and we are not raising one.
No client money
We do not hold, receive or route client funds. Money moves between the parties and their own lawyers.
No projections
We publish no returns, no yields, no multiples and no allocations. Not conservative ones either.
No guarantees
No outcome is promised, underwritten or timetabled by us.
How to start
Write to the desk with the project or the mandate. If a file already exists, send it. If it does not, say so — we would rather begin at the beginning than be handed a deck assembled to be persuasive.
