Bodrum, where the Aegean
meets considered ownership.
A Crusader castle on a Carian peninsula, a marina where gulets and superyachts share the same deep blue water, and Türkiye's most prestigious villa market — Yalıkavak, Türkbükü, Göltürkbükü — where land is scarce and value holds. A guide for buyers who arrive knowing exactly what they want.

Overview
The peninsula that Cevat Şakir Kabaağaçlı — the writer who called himself Halikarnas Balıkçısı — chose to exile himself to in 1925. He never left. When a writer of that calibre settles somewhere for forty years, the place is worth attending to. So, increasingly, is its land.
Read · 8 min · by the Editor

Bodrum was Halicarnassus once — home to one of the Seven Wonders of the Ancient World, the Mausoleum of Mausolus, of which little survives beyond a name and the Knights' Castle built from its stones. The castle stands at the entrance to the harbour, restored and open, its underwater archaeology museum the best in the Eastern Mediterranean.

The modern peninsula is built on a particular aesthetic: whitewashed walls, bougainvillea, the Aegean light that makes everything look slightly better than it is. It has attracted the Turkish intelligentsia since the 1950s and an international clientele since the 1990s. The result is the most prestigious — and most supply-constrained — property market on the coast, with branded villas in Yalıkavak and Türkbükü trading like trophy assets.

Our Bodrum programme is built around the top of the market: luxury villas, branded marina residences, and architect-designed off-plan in the peninsula's best bays. Buyers come here for a holiday home that is also a store of value — land near the water is finite, zoning is tight, and the best addresses have held value through every cycle. You do not feel like a tourist here; you feel like an owner.

This guide is for buyers who want to understand Bodrum before they arrive — the peninsula, its bays, and why it is the address against which the rest of the Aegean is measured.

Why Bodrum
Four reasons we build luxury portfolios here.
There are cheaper coasts in Türkiye. There are higher-yielding ones. Bodrum is the peninsula where scarcity, prestige, and a genuine yacht-set lifestyle compound into a villa market that protects capital while you use it.
01
Türkiye's most prestigious villa market
Yalıkavak, Türkbükü, and Göltürkbükü are the addresses against which Aegean luxury is priced. Tight zoning and scarce waterfront land mean the best villas are genuinely finite — which is what makes them hold and grow in value.
02
A peninsula built for the owner, not the crowd
Flat harbour promenades, private bays, the Yalıkavak Marina retail and superyacht scene, clean coves twenty minutes apart: Bodrum's geography suits a second-home owner who wants ease and discretion. We have placed villa buyers here since 2020.
03
Direct European connections, one leg
Milas-Bodrum Airport receives direct flights from the UK, Germany, France, and the Netherlands, with seasonal charters from Scandinavia. The transfer to our partner addresses is thirty-five minutes. A weekend at your own villa is genuinely a weekend.
04
Premium summer rental, on your terms
September is Bodrum's best month and the high-end rental season runs deep — a managed villa lets to the yacht set at premium weekly rates when you are not using it. Owners typically block their own weeks and let the rest hands-off.
The map
Seven places to know, before anything else.
Bodrum is built around two bays — the central harbour and the broader bay that wraps the peninsula. The castle divides east from west. Our villa buyers concentrate on the northern bays — Yalıkavak and Türkbükü — while value and rental apartments sit closer to town in Gümbet and Bitez.

Where to stay
Three addresses, chosen to view the peninsula.
Bodrum's hotel market skews either boutique-expensive or resort-generic. We book three that sit between those poles — well-placed for the bays we shortlist and comfortable for buyers spending several days viewing villas across the peninsula.
Marphe Hotel Bodrum
01 · HARBOUR · WALKING DISTANCE
Marphe Hotel Bodrum
A forty-four-room boutique hotel on the harbour side — whitewashed walls, a quiet pool, breakfast served until noon. Our base for buyers viewing town-centre apartments and the nearer Gümbet and Bitez stock, with the marina a short walk away.

Kempinski Hotel Barbaros Bay
A full-service resort in a private bay — a private beach, spa, and a pool with a cliff view. For buyers viewing the eastern bays and branded villa schemes who want the lifestyle the peninsula sells, and room for family to travel with them.

Gümbet Bay Residences
03 · GÜMBET · QUIET BEACH
Gümbet Bay Residences
Extended-stay apartments in the calmer Gümbet Bay. Weekly rates, full kitchens, a private beach with gentle entry. Our recommendation for buyers spending a week or more touring villas across Yalıkavak and Türkbükü who want a base rather than a room.

Where to eat
Ten tables, no tourist traps.
Where you would actually eat once you own here. Bodrum's food scene is the best on this section of the Aegean — partly because its international clientele demands it, partly because its fishing tradition is genuine. Places marked ★ are where our city coordinator books without consulting the menu.

What to do
Eight things, for the days around your viewings.
A villa search is also a lifestyle test — the peninsula should feel like somewhere you want to wake up. We keep mornings for appointments and the rest for this. Everything here is what owners actually do with their Bodrum weeks; your agent will pair it with the bays you are seeing.
Bodrum Castle · St Peter's
HISTORY
Bodrum Castle · St Peter's
The Knights Hospitaller built this on Carian foundations in 1402. The underwater archaeology museum inside is the best in the Eastern Mediterranean — a ship from 1400 BCE raised intact, displayed in the original hull. Two hours, at an unhurried pace.
A morning on the bay by gulet
SEA
A morning on the bay by gulet
A traditional wooden gulet, three to eight guests, four hours: two swimming stops in clear coves, a lunch of grilled fish and meze served on deck. The best way to read the peninsula's bays from the water — and decide which one you want to own in.
Myndos Gate and Bodrum walls
HISTORY
Myndos Gate and Bodrum walls
The only surviving section of Bodrum's ancient Greek walls. A twenty-minute walk through the old town to the Myndos Gate — flat, shaded, genuinely old. Our agents pair it with a coffee at the café inside the ruins.
Windmill Hill at dusk
VIEW
Windmill Hill at dusk
Bodrum's seven windmills sit on the ridge above the harbour. The walk up takes twenty-five minutes; the cable car, five. At dusk, the castle turns gold and the bay below organises itself into something that looks like a painting.
Bitez Beach, weekday mornings
BEACH
Bitez Beach, weekday mornings
The calmest beach within twenty minutes of town — a long sandy arc with gentle entry and a farm behind it. The kind of cove that decides a purchase: spend a quiet weekday morning here and you understand what owning on this peninsula means.
Harbour walk, morning and evening
HARBOUR
Harbour walk, morning and evening
The promenade along the harbour is flat, shaded by palms, and lined with cafés. A thirty-minute walk to the end and back — and the best place to watch the gulets leave at 06:00, a daily ritual of the life you are buying into.
Yalıkavak Marina, golden hour
MARINA
Yalıkavak Marina, golden hour
The superyacht marina is the social centre of the peninsula's luxury market and the address many villa buyers orbit. A glass of Turkish rosé, the boats at dusk, and a clear sense of the Bodrum you are considering.
Türkbükü, for a day away
HILLSIDE
Türkbükü, for a day away
Forty minutes up the peninsula by car — Bodrum's most coveted villa bay, its answer to Saint-Tropez without the pretension. A single beach, a single restaurant on the water, the addresses that hold value above all others. Worth a full day.
The market
Bodrum's reputation for scarce, prestige property.
A handful of developers build to the standard this peninsula demands, across a narrow set of luxury property types. Tight zoning and a discerning international clientele have concentrated quality here — and kept the best addresses genuinely scarce.

Editor’s notes
Small things we'd actually tell you over dinner.
“The best day to view villas is a Tuesday in late September — the Tuesday market in the morning, the bays at their calmest in the afternoon, and dinner at Kocadon to talk it over. By the evening you usually know which bay is yours. Everything else is detail.”
Ceyda · your Bodrum advisor
“Bodrum has what most luxury markets do not: scarcity you can see. There is only so much waterfront land in Türkbükü, and the zoning will not change. Buyers who understand that stop chasing the cheapest villa and start buying the right bay.”
The Property Editor
“Bodrum reveals itself on foot and from the water. View the bays by gulet before you view a single floor plan — Türkbükü, Yalıkavak, Bitez all feel different, and the bay decides the value far more than the building does.”
The Editor
“I came to view one apartment and left having reserved a villa in Türkbükü. The castle at sunset, the sea in September, the gulet on a Wednesday — I had not factored in how much I would not want to leave. The summer rental has covered the running costs ever since.”
