ALANYA · ANTALYA PROVINCE · TÜRKIYE RIVIERA
Alanya, the Riviera coast
with an affordable entry.
A Seljuk fortress above a turquoise bay. An old harbour where fishing boats and gulets share the same morning light. Alanya offers the lowest entry price on the Turkish Riviera — sea-view off-plan in Mahmutlar and Kargıcak from a fraction of what the same view costs elsewhere. A guide for buyers who want the Mediterranean without the premium.

Overview
A 13th-century Seljuk citadel, the cleanest beaches on the Turkish Riviera, and the most affordable sea-view property market in the country — quietly serving Northern European buyers for three decades.
Read · 7 min · by the Editor

The castle was built in 1226 by Alaeddin Keykubad. It sits 250 metres above the harbour, visible from every terrace in the city, and at dusk it turns the particular shade of amber that makes buyers reach for their phones and then put them away again. Alanya is one of those places that photographs better in memory than in reality — which is to say it photographs very well, and sells itself before you arrive.

The city has drawn Northern European second-home buyers since the 1970s, when dry Mediterranean air, warm shallow water, and long sunny winters first attracted German and Scandinavian owners. The infrastructure that built around them — German-speaking agents, long-stay communities, established expatriate neighbourhoods — has matured into a deep, easy market where a foreign buyer is the norm, not the exception.

Our Alanya programme is built around value: sea-view off-plan and resale apartments in Mahmutlar and Kargıcak, where the same Mediterranean view that costs €450,000 in Bodrum starts under €100,000. The city is large enough to have real restaurants and amenities, small enough to navigate on foot — and priced so that a holiday home here can pay for itself in winter lets.

This guide is for buyers already considering the affordable end of the Riviera — and for those who want to understand the city before they own a piece of it.

Why Alanya
Three reasons we choose Alanya for value buyers.
There are more dramatic places on the Mediterranean. There are more prestigious ones. Alanya is neither — it is the place that does the thing many buyers actually want most: a warm, easy, low-cost Mediterranean home that lets well and resells without drama.
01
The lowest entry price on the coast
Sea-view apartments in Mahmutlar and Kargıcak start under €100,000 — a fraction of the same view in Bodrum or even central Antalya. The gap is real, the title is the same freehold tapu, and the value-for-money is why Alanya's foreign market is so deep.
02
An established expatriate market
Forty years of Northern European ownership built something useful: German-speaking agents, ready resale demand, mature expatriate neighbourhoods, and management companies that handle lets and upkeep. You buy into an existing, liquid foreign market, not a frontier.
03
Gazipaşa airport, thirty minutes away
Direct flights from Germany, the Netherlands, and Scandinavia land at Gazipaşa-Alanya Airport. A thirty-minute transfer to your own apartment, year-round tenant demand, and a winter-let season that keeps holiday homes earning when you are away.
The map
Six places to know, before anything else.
Alanya's geography is simple: the castle peninsula divides the city into eastern and western beaches; the harbour sits below the castle. The deepest value lies east, in Mahmutlar and Kargıcak, where most of the sea-view off-plan is built and where the foreign market concentrates.

Where to eat
Nine tables, chosen for genuine cooking.
Where you would actually eat once you own here. Alanya's food scene is uneven — too many years of all-inclusive tourism produced a lazy middle tier. What follows are the places our team sends buyers: old harbour restaurants and newer neighbourhood addresses that cook from the market, not the freezer.

What to do
Eight things, for the days around your viewings.
Alanya is not an activity destination — it is an easy-living coast with things to do. We keep mornings for site visits and the rest for the city at the pace you would actually live it. What follows is the shortlist our agents have refined over five years on the Riviera.
Alanya Castle, before nine
HISTORY
Alanya Castle, before nine
The Seljuk citadel opens at 08:00. Our guides take buyers on the cable car up, a slow walk through the inner fortress, and back by the time the tour groups arrive. The view from the Byzantine church ruin is the one worth seeing.
Kızılkule — the Red Tower
HISTORY
Kızılkule — the Red Tower
The Seljuk octagonal tower that has guarded the harbour since 1226. Climb the five levels at your own pace; the top gives the whole bay at once. Our guides time the visit for 16:30 — the light hits the terracotta stone at its most amber.
Cleopatra Beach, weekday mornings
SWIMMING
Cleopatra Beach, weekday mornings
The blue-flag beach west of the castle — fine sand, gentle entry, clean water. Weekday mornings before 10:00 are quiet enough to understand what daily life on this coast feels like, and why the apartments above it let so easily.
Boat trip to Cleopatra's Cave
SEA
Boat trip to Cleopatra's Cave
A gulet from the old harbour, four hours, three coves: Lover's Cave, Phosphorus Cave, and the cave the brochures have attributed to Cleopatra since the 1970s. The best way to read the coastline you are buying into from the water.
The Byzantine walls, slow circuit
WALK
The Byzantine walls, slow circuit
Six kilometres of Seljuk-era walls circle the castle hill. A flat-and-gentle circuit with three castle-view stops; about ninety minutes. The kind of unhurried morning that sells the easy pace of Alanya.
Dimçayı River Valley, afternoon
NATURE
Dimçayı River Valley, afternoon
Twenty minutes east of town — a river valley of pine and citrus, wooden platforms over clear water, trout farmed in the stream. The green hinterland behind the Kargıcak hillside villas, and a fine afternoon away from the coast.
Harbour terrace at golden hour
SUNSET
Harbour terrace at golden hour
The fishing boats return between 17:00 and 18:00. The castle turns amber. The lighthouse begins to blink. Find a table at Tersane or Mahperi, order a glass of wine, and watch the coast you are considering settle into evening.
Damlataş Beach and cave
VIEW
Damlataş Beach and cave
The smaller, quieter beach below the Damlataş cave system, a short walk from the centre. A calm cove that shows the gentler, residential side of Alanya — the version owners actually live in once the season ends.
The market
A Riviera coast with three decades of foreign ownership.
Alanya has sold to Northern European buyers since the 1970s. A deep, liquid foreign market, German-speaking agents, and a steady supply of sea-view off-plan have made it the most accessible coastal market in the country. Below are vetted developers and the property types value buyers ask for most.
VETTED DEVELOPERS
Babacan GYO
Licensed · 30+ years · on-time delivery
Our featured developer. Amenity-rich sea-view complexes — pools, gyms, security, on-site management — built to a finish that lets and resells easily, on interest-free payment plans aimed squarely at foreign buyers.
Mahmutlar Coast Developers
Sea-view off-plan · staged payments
Specialists in the off-plan towers that define Mahmutlar's market: efficient layouts, full facilities, and entry prices that anchor the whole Riviera. The volume end of the foreign market.
Kargıcak Hillside Villas
Detached villas · panoramic sea-view
Hillside villa schemes above Kargıcak for buyers who want space, a private pool, and a wide sea view at a price impossible elsewhere on the coast.
PROPERTY TYPES
Mahmutlar sea-view apartments
from €85K · highest demand
Full-facility off-plan and resale apartments with the lowest sea-view entry on the coast. The default Alanya investment — strong winter and summer letting, easy resale into a deep foreign market.
Kargıcak hillside villas
Private pool · panoramic view
Detached villas with pools and wide sea views for relocation and holiday buyers who want space without the peninsula premium of Bodrum or Antalya.
Off-plan on payment plans
Staged · interest-free · handover 2027
New towers bought below handover price on interest-free developer plans — the lowest-capital route into a sea-view Riviera asset.
Editor’s notes
Small things we'd actually tell you over dinner.
“View on a Monday — there's a real market in the old town that morning, not a tourist one. Figs, local honey, dried apricots. It tells you Alanya is a place people actually live, not just visit, which is exactly what you want behind a rental.”
Selma · your Alanya advisor
“I tell value buyers: the entry price is the headline, but the depth of the resale market is the real reason to buy here. Forty years of German and Scandinavian ownership means there is always a buyer when you want to sell. Liquidity is the quiet feature.”
The Property Editor
“Do not rent a car for the viewing trip. The districts are close, taxis are cheap, and our driver Omar knows which complexes are well-managed and which only look good on the brochure. That second piece of information is worth more than the saving.”
The Editor
“I came to look at one sea-view apartment in Mahmutlar and bought two — one to use, one to let. The winter rentals to Northern Europeans cover the running costs of both. I have not told my friends back home how little it cost; they would not believe me.”
