Most of our buyers are deciding from another country, about a building they have not stood inside, under a legal system they have never used. The reason projects stall at that point is almost never the project. It is that nobody has made it legible. That is the work this desk does.
We prepare selected projects for international scrutiny, then take them to market through two distinct distribution routes.
Coverage varies by market and relationship type. We distinguish active relationships from markets under development.
What we are
An independent Türkiye property desk. We take on a small number of projects, we write the pages that describe them ourselves, and we handle every buyer enquiry that follows through to the deed.
We are not a volume listings portal or an open broker directory. Your project does not get uploaded next to a thousand others and left to compete on photographs. It gets read, checked, written up, and represented by someone who can answer a question about it without calling you first.
How a project comes onto the desk
Seven stages, in this order. Nothing skips ahead.
- 01IntroductionYou send the project. We read it before we meet, so the meeting is about the parts that need a person.
- 02Due diligenceTitle status, permits, ownership structure and delivery record. The legal review is done by an independent Turkish property lawyer we appoint — not by us, and not by your counsel.
- 03Inventory & pricing alignmentWhich units are on the desk, at what price, and on what basis that price changes. A number that moves after a buyer has seen it costs more than it gains.
- 04Commercial termsTerms are agreed per project and signed before anything is published. Nothing goes live on a handshake.
- 05Market preparationThe project gets an editorial page written here — the payment plan, what is included, what is not, and the honest disadvantages — together with the file each distribution route is worked from. Buyers can tell when a page is a brochure.
- 06Qualified distributionThe project goes out through the two routes above. Which route, and in what order, follows from the inventory — not from whichever channel is easiest to reach.
- 07Pipeline & transaction reportingEvery enquiry is handled by the desk. You get a named contact, a written record of what was said to whom, and reporting on the pipeline and on completed transactions.
What we ask you for
All of it exists already. If a document on this list cannot be produced, that is usually the answer to a different question.
Commercial terms
We are paid by the developer. The buyer pays us nothing, and we say so on every buyer-facing page, because a buyer who discovers it later stops believing the rest.
What we are paid is agreed per project, in writing, before your project appears anywhere. There is no standard rate published on this page because there is no standard rate. It depends on the project, the work involved and what we are actually being asked to do.
We make no sales guarantee and we commit to no timetable. We will not tell you how quickly units will move or how many will. Anyone who does is selling you something other than property.
Who is on the desk today
Babacan Holding / Babacan GYO, an Istanbul developer operating since 1984, is on the desk. Their projects are described on the public site alongside everything a buyer needs in order to disagree with us about them.
We are adding projects deliberately and slowly. The constraint is not appetite — it is that every project on the desk has to be one we can answer questions about at this level of detail.
