TR Property Office coordinates vetted developers and independent legal and title partners to help international buyers find property in Türkiye. We are not a law firm, brokerage, or tax or financial advisor — this note explains the limits of what we do and why independent advice matters.

What we do

TR Property Office is an independent platform that helps international buyers explore and buy property in Türkiye. Our service includes:

  • Curated property options across citizenship, rental-yield, holiday-home, relocation, off-plan and luxury categories
  • Introductions to vetted developers, including our partner Babacan
  • Coordination with independent legal, title-deed (tapu) and notary partners
  • Guidance on transparent, all-in pricing and payment plans
  • Support around citizenship-by-investment, residence and after-sales rental management

This is free to the buyer — we are paid by the developer. Our material is intended for general orientation and supports informed decision-making, but it does not substitute for independent legal and financial advice.

What we are not

TR Property Office does not provide:

  • Legal advice. We are not a law firm. Conveyancing, contract review, due diligence and title transfer are handled by independent lawyers you appoint.
  • Tax or financial advice. We do not advise on your personal tax position, currency exposure, financing, or whether an investment is suitable for you. Take independent professional advice.
  • Brokerage or fiduciary services. We are an introducer. The purchase contract is between you and the developer or seller; we are not a party to it.
  • Guaranteed returns. No property investment has guaranteed results. Rental yields, capital growth and resale values can fall as well as rise.
  • Guaranteed citizenship or residence. Citizenship and residence outcomes are decided by Turkish government authorities, not by us.

Decisions about your purchase

Decisions about buying property abroad — including whether to buy, which developer or property to choose, and how to structure payment — should be made:

  • With an independent lawyer who has reviewed the title deed, contract and developer
  • After appropriate due diligence on the property, permits and developer track record
  • With full understanding of costs, risks, timelines and alternatives
  • Considering your personal financial position, tax residency and currency exposure

Our service can help you prepare for and navigate these steps. It cannot replace your own independent advisors.

On price and figures

Where we cite prices, fees, yields, or timelines:

  • Figures are indicative, not a binding quotation or guarantee
  • Actual cost varies by unit, floor, view, payment plan, exchange rate and developer pricing
  • All-in pricing reflects what the developer confirms in writing; always check exactly what is included
  • Prices, yields and delivery dates change. Specific, binding figures must come from the developer and be set out in your contract.

Any indicative yield or return we mention is illustrative and not a forecast of your individual result.

On developers and partners

Featured developers meet criteria outlined in How We Select Developers. However:

  • Quality and delivery can vary between projects, phases and individual units
  • Our selection is a starting point for evaluation, not a substitute for your own due diligence
  • We are not responsible for the construction quality, business conduct, or contractual performance of any developer or seller
  • Buyer experiences are individual and not guaranteed

We encourage buyers to verify permits and developer credentials independently, appoint their own lawyer, and review every contract in detail before committing funds.

On title deed (tapu) and the buying process

Property ownership in Türkiye is recorded through the official title deed (tapu) registry. Process details vary by case:

  • Title, permits and any encumbrances should be checked by your independent lawyer before payment
  • Foreign-buyer rules, valuations and military clearance can affect timelines
  • Funds should only move against verified title and a signed, lawyer-reviewed agreement
  • Citizenship and residence files depend on government processing times outside our control

Always follow the guidance of your independent lawyer. Plan for the possibility of longer timelines rather than the fastest-case scenario.

On AI-assisted content

On regulations and standards

Property, tax and immigration rules differ between countries. Practices that are standard in one jurisdiction may not be in another.

Financial and currency considerations

We do not provide financial, tax, or legal advice. If you are considering buying property in Türkiye:

  • Understand the all-in cost, including taxes, fees and any developer charges
  • Consider currency risk where prices are set in USD, EUR or TRY
  • Take independent advice on financing and on the tax treatment in your home country
  • Review every warranty, payment plan and handover term in writing
  • Understand the legal framework governing your purchase and ownership

TR Property Office provides this service and its content as an introducer and guide. We do not:

  • Guarantee the accuracy, completeness, or timeliness of information
  • Accept liability for decisions made based on our content or introductions
  • Accept liability for the conduct, performance, or delivery of any developer, seller or third-party partner
  • Provide legal, tax, financial, or investment advice in any form
